What are closing costs?

Closing costs are the expenses involved in finalizing your purchase, in addition to your down payment. The exact amount depends on the property, loan, lender, insurance, and details of your contract. Cash buyers have some closing expenses too.

Common buyer expenses

  • Loan and lender charges: Loan origination or underwriting fees, credit report, and appraisal, when applicable.
  • Closing attorney and title expenses: Attorney services, title search, recording charges, and any applicable title insurance costs.
  • Prepaid and escrow items: Homeowners insurance, applicable flood or wind coverage, prepaid interest, and property tax or insurance escrow deposits required by the lender.
  • Due diligence expenses: Home inspection, specialized inspections, and surveys if needed. Some are paid before closing rather than at the closing table.
  • HOA or condominium charges: Possible transfer, capital contribution, document, or prorated association fees, depending on the community and contract.

What makes coastal South Carolina different?

Insurance deserves special attention here. Wind and hail coverage, flood risk, deductibles, and property-specific requirements can affect your ongoing ownership costs. Condo buyers should also review association dues, insurance responsibilities, reserves, and potential assessments.

Property taxes are another important consideration. South Carolina's tax treatment may differ for a qualifying primary residence versus a second home or investment property. Ask for an estimate based on your intended use rather than assuming the seller's current tax bill will be yours.

Can the seller pay some closing costs?

Sometimes! A buyer may negotiate a seller contribution toward eligible closing costs, but it depends on the market, contract, and any limits set by the buyer's loan program. It is never automatic or guaranteed.

How much should you budget?

There isn't one reliable flat number for every South Carolina home purchase. A lender can prepare a Loan Estimate for financed purchases, and your closing attorney can help explain settlement charges. Together, we can review the full picture: down payment, closing costs, inspections, insurance, taxes, and any association expenses.
